Straight answers about repairs, replacements, storm damage and insurance claims on Middletown homes.
Services
How do I know if I need a repair or a full roof replacement?
A few missing or creased shingles, a leak at one vent or chimney, or damage confined to one area can often be repaired. Shingles that are curling, cracking or losing granules across the roof usually mean replacement is the better spend. The same goes for repeated leaks or storm damage on several slopes. We'll look at your roof during a free inspection and tell you which makes sense. See roof repairs and roof replacement.
Do you handle storm damage and insurance claims?
Yes. All of our project managers are certified storm damage inspectors, and we assess roofs for wind and hail damage at no cost. We know what level of damage it takes to make a legitimate claim. We'll help you through the insurance process from the first step to the finished roof. More on storm damage assessments.
What roofing materials do you install?
We're a certified roofing contractor through GAF. We install GAF shingles with the full GAF roofing system: Pro-Start starter strips, Seal-A-Ridge ridge caps, WeatherWatch ice and water barrier, Cobra Ridge Runner ventilation and roof deck protection. GAF shingles come in a wide range of styles and colors, such as Charcoal, Birchwood, Slate and Weathered Wood, and we'll help you pick one that suits your house.
How long does a typical asphalt shingle roof last here?
Most asphalt shingle roofs in southwest Ohio last somewhere around 20 to 30 years. The real number depends on the shingle, the installation and how well the attic is ventilated. Freeze and thaw cycles, winter ice dams, and wind and hail in spring and summer all shorten it. A roof that's properly ventilated and sealed at the eaves and valleys tends to hold up longer.
Can wind damage be seen from the ground?
Not always. Wind can lift shingles and crease them without tearing them off, and those creased shingles usually can't be seen from the ground. A creased shingle loses its seal and is more likely to blow off in the next storm. That's why we get up on the roof during a storm damage assessment.
What is an ice and water barrier, and do I need one?
An ice dam forms when snow melts higher on the roof, runs down and refreezes at the colder eaves. That backs water up under the shingles. We install GAF WeatherWatch ice and water barrier along the eaves and in the valleys to seal those areas against water working its way in. It's part of the full GAF system we use on a roof replacement.
Why does attic ventilation matter for a new roof?
An attic that can't breathe holds heat in summer and moisture in winter. That wears out shingles and decking early and contributes to ice dams. We install Cobra Ridge Runner ridge ventilation so air can move out at the peak. We also install roof deck protection that lets moisture escape while keeping weather out.
